How it works
Pick your home
Choose a floor plan, building and move-in date with a leasing specialist — in person or over the phone.
Apply online
One application per adult 18 and over. You will need ID, income information and your rental history.
Screening
We verify income, rental history and run a credit and background check. Most decisions land in one to two business days.
Sign & move in
Sign electronically, pay move-in costs, schedule your key pickup, and the home is yours.
What you will need
- Government-issued photo ID for each applicant 18 or older
- Proof of income — typically gross monthly income of at least three times the rent
- Two most recent pay stubs, an offer letter, or two years of tax returns if self-employed
- Rental history for the past two years, with contact information
- Consent to a credit and criminal background screening
- Pet details and vaccination records, if applicable
Fees & deposits
- Application fee: $50 per applicant, non-refundable
- Administrative fee: $150 per home, due at signing
- Security deposit: from $300, based on screening results
- Pet fees: set by management — ask the office for the current pet policy
- Covered parking: available for a monthly charge — ask the office about current availability

Applying with a co-signer or guarantor
If your income does not meet the standard on its own, a qualified guarantor may apply on your behalf. Guarantors complete the same application and screening and are generally expected to show income of at least five times the monthly rent.

Application questions
How long does approval take?
Most applications are decided within one to two business days once every adult applicant has submitted their documents.
Is the application fee refundable?
The application fee covers screening costs and is non-refundable, whether or not the application is approved.
What if my credit is not perfect?
Credit is one factor among several. Applicants who do not meet the standard outright may still be approved with an additional deposit or a qualified guarantor.
Can I hold a specific home?
Yes. Once your application is approved and the administrative fee is paid, the home is held for your agreed move-in date.
Do you accept housing vouchers?
We follow all applicable federal, state and local laws regarding sources of income. Contact us to discuss your situation.
What is the pet policy?
Pets are considered, subject to fees, weight limits and breed restrictions set by management. Ask us for the current policy before you apply.
